Question No. 12 & 14 are only
for expatriate visitors to Shanghai, whose rental term is longer than 6 months
and need our private apartment searching service.
(12) Do you
agree with the agent fee (commission) which is becoming payable when you decide
to take one of apartments we show you and sign the rental contract with the
owner at the standard of 35-50% of one month contractual rent?
(13) If
you don’t stay in our SUNSHINE Service Apartments after arrival in Shanghai
and you want to use our private apartment searching service, you need to pay us
the upfront service fee of RMB250 when meeting with our staffs to view optional
apartments. This non-refundable upfront service fee is deductible from the final
agent fee. Do you agree? [TIP: For those who live in our Sunshine after
arrival in Shanghai, we don’t charge this upfront service fee]
