Our Student Lodging Service is the specialized and exclusive accommodation service product for international students who study in Shanghai only. The students are the unique subgroup of tenant clients, whose rental requirements differentiate much with normal clients. For a student, the needed apartment should have at least a quiet study room and a cozy bedroom and be located within the walking distance or easy transport to the school or university.
HousingChina ® is the expert to help search the most appropriate apartments within the tight accommodation budget of students. HousingChina ® understands how to save rental cost of every student without downgrading housing quality. The accommodation needs of students are seasonal each year. The rental demands of students rise periodically to the seasonal climax from February to April and from August to October each year, which often leads to the temporary shortage of housing supply and the rent rise around the schools, colleges and universities. With HousingChina ®’ s specialized student lodging service , the unnecessary accommodation cost increment can be avoided and pre-controlled.
In China, schools and universities have the summer and winter vacations, in which students may be out of the town for tour or sightseeing and leave their apartments vacant. HousingChina ® knows how to compensate the students rental cost during the vacations by its flexible re-let service.
Being coordinated with Schools, HousingChina ® provides the value added tenancy management especially for the young students under 18 years old.
We offer the below two kind of service packages for international students who is going to study in the Chinese universities and colleges:
Briefly, the VIP SERVICE is designed for those international newcomer students and it’s a service combination of airport pickup, transitional stay at our SUNSHINE Hotel-like Service Apartments and the specialized service of private housing/apartment seeking around campus with professional consultation and leasing contractual arrangement.
VIP SERVICE FEE
For VIP students, we charge a VIP service fee of USD220. It’s a must for clients to pay us the VIP service fee and the rent of first two days of staying at the SUNSHINE in advance through WESTERN UNION, MONEYGRAM or bank account transfer. Once we receive the payment, we’ll send a formal HCIMC VIP GUEST REGISTER TABLE. VIP students need to fill the table with detailed information like arrival time, flight number, rental needs, etc. and return us as soon as possible so that we may do all the preparation work for you.
AGENT FEE/COMMISSION
The agent fee will become payable when the student/tenant successfully takes one of private apartments/housing we show and sign the leasing contract with the owner with our help. The agent fee standard is normally 35-50% of the one month contractual rent level.
TRANSPORT FEE AMONG OPTIONAL PRIVATE
Tenants/Students need to pay the transport fee of taxi or bus among optional private apartments with our companionship.
COMMON SERVICE is just the specialized service of private housing/apartment seeking around campus with professional consultation and leasing contractual arrangement. Common Service are suitable for all the international students who have already a place to live after arrival in the city and those students who are already in China. For a common service student, the upfront service fee of USD25 (i.e. RMB220) needs to be paid in cash to our staffs when meeting to view the optional private apartments. This non-refundable service fee is deductible from the final agent fee payable by tenants/students. It’s very rare that we couldn’t satisfy your rental requirement to find a nice private apartment. The agent fee becomes payable when the student/client takes an apartment we found, at the standard of 35—50% of the one month contractual rent level.
