Now our long term housing service, that is---we act as the agent to help clients to search private apartments to rent, is only available in Shanghai, the biggest city of China. For those long term visitors to the cities other than Shanghai, including Beijing, Guangzhou, Xi'an, Hangzhou, Tianjin, Chongqing, Wuhan, Nanjing, Suzhou, Ningbo, Nanchang, Jinan, Shenzhen, Shantou, we don’t provide private housing seeking service while visitors can choose to stay at our SUNSHINE Hotel Service Apartments in case the monthly budget is over USD600 per month.
We offer the below two different service packages for long term tenant clients:
Briefly, the FULL SERVICE is a service combination of airport pickup, transitional stay at our SUNSHINE Hotel-like Service Apartments and the specialized private housing seeking service with professional consultation and leasing contractual arrangement. Full service now is only available in Shanghai.
With our FULL SERVICE, clients are treated as our VIP guests from the very beginning of airport pickup to the end settle-down . Full service clients can enjoy up-to-15-day transitional stay at our SUNSHINE Hotel-like Service Apartments with the most preferential rent rate of just USD15-30 per day after arrival. During the stay at the Sunshine, our staffs will simultaneously start to accompany clients to view optional private housing and apartments that fit to your requirements like location, budget, quality, layout, neighborhood and facilities, etc.
For Full Service Clients, we charge a full service fee of USD220. It’s a must for clients to pay us the full service fee and the rent of first two days of staying at the SUNSHINE in advance through WESTERN UNION, MONEYGRAM or bank account transfer. Once we receive the payment, we’ll send a formal HCIMC VIP GUEST REGISTER TABLE. Clients need to fill the table with detailed information like arrival time, flight number, rental needs, etc. and return us as soon as possible so that we may do all the preparation work for you.
The agent fee will become payable when the client/tenant successfully takes one of private apartments/housing we show and sign the leasing contract with the owner with our help. The agent fee standard is normally 35-50% of the one month contractual rent level.
Clients need to pay the transport fee of taxi or bus among optional private apartments with our companionship.
COMMON SERVICE is just the specialized private housing seeking service with professional consultation and leasing contractual arrangement. Common service is now only available in Shanghai. COMMON SERVICE are suitable for all the outside visitors who have already a place to live after arrival in Shanghai and those clients who are already in Shanghai. For Common Service Clients, the upfront service fee of USD25 (i.e. RMB220) needs to be paid in cash to our staffs when meeting to view the optional private apartments. This non-refundable service fee is deductible from the final agent fee payable by tenants/clients. It’s very rare that we couldn’t satisfy client’s rental requirement to find a nice private apartment. The agent fee becomes payable when the client takes an apartment we found, at the standard of 35—50% of the one month contractual rent level. Clients need to pay the transport fee of taxi or bus among optional private apartments with our companionship.
